Article by Christopher Burton

Are you considering purchasing a new home? Looking to consider the financial gains from purchasing bargain property? True enough, it pays to know basic information about acquiring short sale property before making an offer that you can’t take back.

A short sale is defined as a home being sold for below what the current owner shoulders for the property, because the seller does not have alternative funds to make up the difference after closing. Because of the financial crisis, many homes are finding this situation as end game. Job loss, excess mortgages, and depreciating real estate value are just some contributing factors that have added to many homes falling into the short sale market.

One must understand that a short sale is not foreclosed property. Foreclosures are in a form of direct selling, where the estate lender has taken a proactive interest in procuring return of funds. Before venturing into a short sale, you need to prepare yourself for the legwork and process that entails in the acquisition of real estate in this manner.

You would be a good fit for a short sale transaction if you are:

Patient- Remember that even after you have committed to an agreement with a seller, the mortgage principal or lender has to approve the sale before it can be finalized. Homes with a single mortgage value are easily approved, normally taking one to two months. Multiple mortgage homes will take longer and may require you to meet with the liaison of the financial institute or bank that provided the loan.

Financially Sound- Banks and Financial Institutions that hold a mortgage over a short sale candidate are typically inclined to become attracted to cash offers. Of course, if you cannot dole out a full cash payment then you need to be financially competent to qualify for a financing set. If you have preapproval and can provide a large down payment then you have a high chance of your offer to be approved versus another buyer with less secure financial status.
